German hotel operator Atomis expands abroad and takes over the renowned Hotel Kaffeemühle in the centre of Austrian capital Vienna - Atomis sets sight on further locations in the neighbouring country

Vienna (Austria)/Munich/Grünwald (Germany), 06.02.2025 – With the takeover of the well-known Viennese Hotel Kaffeemühle, the German operator Atomis is now operating at a location outside its home country for the first time. The 76-room property in the centre of the Austrian capital, originally built in 1990, is now welcoming guests under the management of Atomis Operations Manager Lisa Kolb. The hotel at Kaiserstraße 45 is close to the longest shopping street in the Austrian metropolis, Mariahilfer Straße. Checking into the Kaffeemühle is therefore the ideal starting point for visitors to Vienna, both for relaxed shopping trips and for sightseeing tours to cultural highlights. The tourist programme is also made easier by the location's ideal transport links: The Westbahnhof railway station, a transport hub, is just a few minutes' walk from the Kaffeemühle. The Westbahnstraße stop on tram line 5 is also virtually right in front of the hotel entrance.  ‘It was important for us to set an example of both quality and tradition with the first hotel project outside Germany,’ emphasises Alexander Eisner, Managing Director of Atomis: ’Realising both at the same time in a hotel property ensures a perfect stay for travellers. A project that not only boasts an excellent location, but also a special charm and flair in the sought-after 7th district of Vienna, provides the best conditions for this.’ Until now, the Austrian company Schiehser Hotels GmbH operated the hotel. The owner of the property is the Lugner Family Private Foundation established by Richard Lugner. In consultation with the foundation, Atomis Hotels is planning to make extensive investments in both the property and the room furnishings over the next two years, announces Eisner: ‘Infrastructure, design and service will be further improved. This will make the hotel even more attractive for guests and optimally utilise the potential of its excellent location in the centre of Vienna. To ensure a smooth takeover of operations, we are also expanding the existing hotel team.’ Austria will be Atomis' second operator market alongside Germany. Eisner: ‘In addition to further commitments in Vienna, we believe that Salzburg and Innsbruck in particular offer interesting investment parameters and good prospects.’ In Germany, Atomis currently operates three hotels with a total of 278 rooms. The Atomis Airport by Mercure hotel with 168 rooms is located directly at Munich Airport. Two further hotels in the centre of Nuremberg complete the portfolio: The ibis Hotel Nürnberg Altstadt with 61 rooms and the art & business hotel with 49 rooms. Eisner: ‘We will soon be represented in other federal states as well as Bavaria and are in talks with hotel chains and property owners throughout Germany.’ If necessary, Atomis will also enter into existing operator contracts if these are no longer suitable due to changes in the general conditions. The mergers & acquisitions (M&A) deal in Vienna was brokered by Colliers. The property specialist is one of Austria's leading investment consultants in the hotel sector. Colliers also initiated and supported the takeover by Atomis for one of the two Nuremberg hotels.
